Quick Answer

Ironclad Plumbing explains the signs your sewer line may need replacing because sewer replacement is one of the highest-ticket jobs in residential plumbing, and the difference between a $2,000 repair and a $12,000 replacement depends entirely on the evidence.

Sign What It Probably Means Likely Fix
Recurring backups even after professional clearing Structural problem in the line (roots, offset, belly, crack) Camera inspection ($275) first, then repair based on findings
Multiple drains slow at the same time Mainline restriction or partial blockage Camera inspection to diagnose. May be clearable. May need repair.
Sewage smell in the yard Crack or break in the sewer line allowing waste to seep out Camera inspection. Likely needs repair.
Patches of extra-green or soggy grass over the sewer line path Sewage is fertilizing and saturating the soil Same as above
Gurgling sounds from multiple fixtures Air entering the drain system through a break or offset in the sewer line Camera inspection. Could be a vent issue (cheaper fix) or a sewer line issue.
Sinkholes or depressions in the yard over the sewer line Pipe has collapsed underground and soil is settling into the void This is urgent. Camera inspection + likely replacement of the collapsed section.

The critical rule: Never agree to sewer replacement without camera footage proving the line can’t be repaired. A spot repair at $2,000 or a trenchless lining at $5,500 may solve the problem without a $12,000 excavation.

When full replacement IS the right call:

  • Orangeburg pipe (tar paper, 1950s-1970s). It’s disintegrating. You can’t line it. You can’t spot-repair it meaningfully. Replace.
  • Cast iron with widespread deterioration. Camera shows pitting, cracking, and scale buildup throughout the line, not just in one spot.
  • Multiple previous repairs in different locations. The line is failing systemically.
  • The pipe has collapsed. Lining can’t fix a collapsed pipe.

When repair or lining is enough:

  • Single root intrusion point. Cut the roots, repair the section, and consider root barriers.
  • Single offset (sections shifted apart). Trenchless lining can bridge a moderate offset.
  • Single crack or joint separation. Spot repair or lining.
  • Line is generally intact but has buildup. Hydro jetting + lining.

Full pricing: spot repair (~$2,000), trenchless lining (~$5,500), full replacement (~$8,000-$12,000). Ironclad’s Open Price Guide.
